Mortgage investors each have their own way of underwriting applications.  You must submit the loan package the way they want it, supported by the exhibits they require and in a format that is simple to understand yet precise in its content.

Putting a loan package together can be time consuming and aggravating to all parties concerned if necessary documentation is not available.  The sooner all information is available, the quicker a loan package can be assembled and the faster an approval and loan closing can occur.

When applying for a commercial loan be sure the following information is available.  It will save time, much frustration and turn the transaction into a hassle-free experience:

Principal(s) Resumes'
Purchase Agreement
Principal(s) Tax Returns
Tax Bills
Borrower Tax Returns
Copy of Insurance Cert.
Corporate Tax Returns
Rent Roll with Notes (if appropriate)
Interim Financial Statement
Photographs/Location Maps
Property / Area Description
Aerial Photographs
Borrower Profile
Company Brochure
Personal Financial Statement
Environmental Study
Copy of Leases
Last Property Appraisal

Other exhibits may be required as the processing procedure progresses, but these are sufficient to begin.
